Inventory shrank in Rob Roy Westlake while contracts picked up

Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Rob Roy Westlake is moving in the opposite direction from that national trend.
Prices dipped, but homes sold faster
The Real Estate Data Aggregator put the median sale price in ZIP 78746 at $1,635,000 for the three months ending August 31, 2026. That is down 11.1% from the same period a year before. Prices gave back some ground. That is worth saying plainly.
Even so, the Real Estate Data Aggregator shows homes sold in a median of 59 days. That is 32 days shorter than the same period last year. Homes that were priced well moved noticeably quicker.
What the contract and listing numbers tell us
The Real Estate Data Aggregator counted 97 homes sold in ZIP 78746, up 3.2% from a year before. New listings came in at 116, up just 0.9%. Supply grew slowly while sales and pending contracts both climbed.
Nearly 1 in 4 homes, 23.8% to be exact, went under contract within two weeks of listing. That share is up 1.9 points from a year ago, per the Real Estate Data Aggregator. Fast-moving homes are a real part of this market.
Months of supply fell to 4.4, down 2 months from a year ago, according to the Real Estate Data Aggregator. That means the pool of available homes is thinning relative to the pace of sales.
The wider picture
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is a real cost for buyers. Realtor.com also noted that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Rob Roy Westlake saw its own price softness, but its pending sales still grew.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. The Rob Roy Westlake median moved the other way over the same window. One market does not always follow the national line.
